I have searched diligently for a signature and cannot find one, which is frustrating, as the work is certainly good enough to have been executed by a listed artist. Oil on canvas painting of a desert southwestern landscape complete with saguaro cactus, unframed, 16" by 20", signed at lower right "Robert Perkins". I do not see a listing by this name so offer the painting on its decorative values. It is in fair condition, with soiling, stretcher bar show-through/uneven canvas, and two very small punctures at sky on right in a cloud at a few inches above the signature. If you like the painting you could hang it as-is, or you could invest money to fix it up.

Warren Davis, American/New York, 1865-1927. This perfect painting is oil on canvas in its original frame. Signed verso and titled "The Ripple", it is the last oil painted by Davis in 1926-27, from the estate of his widow. It is in perfect condition with only a slight wave in the canvas which would easily be corrected by keying out the canvas. The back of the painting is intact with original paper and gallery sticker.
